What measures do you have in place to ensure the build process goes smoothly?

Once the proposal is approved and the contract is signed, we’ll carry out detailed planning and create an approximate project timeline to ensure construction goes without a hitch. The schedule needs to be somewhat flexible to accommodate lead times, trade/material availability, weather and any other changes. 

We work with you the whole time with templates and meetings to ensure you’re informed and comfortable with what is happening and know exactly what decisions need to be made by what time frame.

Can you carry out an onsite feasibility review of my architect’s design?

Yes and no. Our site inspection at our initial meeting will consider site review, design review and a current structure review (renos/extensions) for the purposes of preparing a future proposal. 

A likely budget or ballpark figure, made up on the spot, usually leads to misinformation and disappointment. Our solution to this is to engage a third party to prepare a feasibility forecast for a small fee. They have no interest in ‘getting you locked in on a low price and increasing later’ and are usually 95% accurate.

Firstly, Kelida Homes holds all necessary licences and insurances, including public liability insurance, worker’s compensation and home warranty insurance in case of any issues.

However, one of the most important pieces of paper regarding your project is the contract you sign with us. Our clear, detailed contract ensures protection for both you and us. Our contracts include the following things to ensure potential disputes are avoided:

  • A clear description of the work
  • A clear inclusions and exclusions list
  • An inclusive, reasonable and clear agreed contract price 
  • The process for resolving disputes should they arise
  • The key construction stages and review process 
  • The progress payment schedule.
